Why a buyer consultation comes before house hunting in my process, and how it answers questions you didn't know you had.

There's a moment I've watched play out more times than I can count. A buyer calls me, excited, ready to start looking. They've already pulled up houses online. They have a number in their head. And when I ask when we can sit down together before we look at anything, there's a pause. "Can't we just go see some houses?"
That pause is where most buyers almost skip the most important step in the entire home-buying process.
Here's the truth: looking at houses is the fun part. It's also the part that comes after the preparation. Before any of that, I believe we should sit down together for a buyer consultation. Not a quick phone call. A real conversation, usually over coffee, where we map out the whole journey before you take a single step.
Let's start with what it is not. It is not a tour of homes. It is not a sales pitch. It's a strategy session. We sit down and walk through the entire home-buying process, start to finish, so you understand exactly what's ahead and exactly what to expect. No surprises, no mystery, no learning it the hard way.
Most people have never done this before. That's the point. I've guided hundreds of buyers through this process, and I've seen what you don't know hurt you. The consultation exists to close every one of those gaps before they cost you time, money, or the house you loved.

When you see it all on one page, it feels manageable, not overwhelming. That's exactly the point.
The questions you didn't know you had
This is my favorite part of the consultation. You'll come in with questions, and you'll leave with answers to questions you didn't even know to ask.
Like, do you know the difference between pre-qualified and pre-approved? A pre-qualification is a ballpark based on what you tell a lender over the phone. A pre-approval is the real thing: the lender verifies your income, credit, and assets, and commits to a specific loan amount. In a market like this one, that distinction can be the difference between winning and losing a house.
Or have you thought about the costs beyond the down payment? Lenders generally suggest you don't buy more than 3 to 5 times your annual household income. You'll want cash for a down payment (typically 3.5% to 20% depending on your loan program), earnest money, closing costs (usually 2% to 5% of the loan), and a home inspection (often $300 to $500). None of that is scary when you know it's coming. It's only scary when it surprises you.
We'll also talk about which loan programs fit you, whether that's conventional, FHA, VA, USDA, or a renovation loan like the 203K. And I'll hand you the checklist of documents to gather: two years of W-2s, three months of pay stubs, bank statements, tax returns, and details on debts and assets. Having it all ready is what lets you move fast later.
What the market is doing right now
Let me ground this in what's actually happening in the Kansas City Metro, because that is why being prepared matters this week.

Here's what I want you to notice: homes are still going under contract and closing every single week. The buyers who are winning are the ones who show up prepared, pre-approved, and ready to move.
And these numbers tell you more than you might think. 668 homes took price decreases last week. That's a lot of motivated sellers, and it means buyers have real room to negotiate right now, especially if you're ready to act. 101 homes came back on the market, which can be a second chance at a house that didn't work out for someone else, if you move quickly. And 252 homes went coming soon, your heads up to act before the crowd shows up. None of that helps you, though, if you're not prepared to move when the moment comes.
Let's talk about rates
I know it's on your mind, so let's name it. Right now, 30-year fixed rates are running around 7%. Rates are approximate, change frequently, and vary by lender, credit profile, and loan program, so your lender can give you an exact number for your situation.
Here's the perspective I share over coffee: you can refinance if rates come down. What you can't get back is the home you loved that sold while you waited. I've watched buyers sit on the sidelines for a year, waiting for rates to drop, only to pay more later or miss the homes they loved entirely. Rates will move. The homes you fall in love with come and go. Run the numbers for your budget today. If it works, go find your house.
