I make a habit of pulling the Kansas City Metro market numbers every week and turning them into something useful. No jargon, no spin, just plain English and a cup of coffee.
This week, one number jumped off the screen immediately. And if you are thinking about selling your home, it is the number I most want you to pay attention to.
The numbers: Kansas City Metro, last 7 days
Let that sink in for a moment. 754 homes dropped their price in seven days. That is more than the number of new listings. It is more than the number of homes that went pending. It is more than the number of homes that sold.
That number is not a fluke. It is a pattern that tells a very specific story, and it is one every seller needs to hear.
What 754 price cuts actually means
When a home drops its price, it is almost never because the market suddenly changed. It is because the home was listed at a price the market was not willing to pay, and the seller eventually had to meet the buyer where they were.
This happens more often than most people realize, and it usually starts with the best intentions. A seller picks a number based on what they need to net, or what their neighbor got six months ago, or what feels right given everything they have put into the home. The problem is, buyers do not care about any of that. They care about what the home is worth compared to everything else available to them right now.
When a home sits, the market notices. Days on market stack up. Buyers start to wonder what is wrong with it. Showings slow down. Then comes the price cut, which helps, but rarely gets the home back to the momentum it would have had if it had been priced correctly on day one.
The sellers in the 530 closed column this week did not get there by accident. They priced strategically, presented their homes well, and gave buyers a reason to act.
The demand is real
Here is what I don't want you to miss: 663 homes went under contract in a single week. That is strong, active demand. The buyers are there. They are pre-approved, they know what they want, and they are ready to move.
Rates sitting in the 7% range are not a dealbreaker. The activity this week proves that. The 30-year fixed is hovering between roughly 7.03% and 7.23%, with the 15-year fixed coming in lower around 6.38% to 6.74%, and a 5-year ARM around 7.04%. Serious buyers have already factored rates into their budget and decision. They are not waiting.
(Rates are approximate and change frequently. They vary by lender, loan type, and credit profile. Your lender is the best person to give you an exact number for your situation.)
What this means if you are thinking about selling
The Kansas City market is active. Buyers are moving. Homes are selling. But this market has very little patience for overpriced homes, and the data proves it every single week.
The sellers who win right now are the ones who come in priced right, stage and present their home thoughtfully, and work with an agent who understands what the data is actually saying, not just what a seller wants to hear.
